These are the 10 industries Abstrakt's SDRs call for roofing work, with how many of each are in the Madison metro and who to ask for. Compared with the U.S. as a whole, Madison leans toward apartment property management firms (1.58x), hotels (1.25x) and commercial building owners and lessors (1.17x). 11 nonresidential roofing contractors are based in the Madison metro. The trade is at about the national concentration. 106.1 larger roofing-buying buildings per contractor puts Madison 8 of 90 markets, and 1 of 2 in Wisconsin. That is more room per contractor than most metros, so systematic prospecting tends to find accounts nobody is working. Madison has more larger buildings per contractor than the nearest markets.

How Abstrakt runs it
What your Madison appointment-setting program looks like
Your outsourced sales development team works the numbers above under your name. Here is the plan for Madison commercial roofing contractors.
01
Build the Madison list
Abstrakt's records already hold 2,439 eligible roofing targets in the Madison metro. Your ideal customer profile becomes a target list drawn from those records and the 1,167 larger roofing-buying buildings in the metro, starting in Dane County. That is about 1.6 times the 1,500-account list a Foundation program starts with, so the list is ranked Tier 1 first and worked in waves.
02
Reach the person who signs
For roofing, that starts with the store or regional facilities manager at retail stores, then two or three contacts at each of the 342 Tier 1 sites. Calls, email and LinkedIn run together; Growth adds direct mail and intent data.
03
Call every month, with the right message
Your SDR calls all year. Feb–Apr is the push for bid meetings ahead of the work season (May–Sep); the other months lead with service problems, renewals and budgets, so the pipeline never stops filling.
04
Book only qualified meetings
Every meeting passes Right Company, Right Contact and Right Timing, and arrives with the roof type and age, the leak history and the budget cycle.
05
See every dial
The Results Portal shows every call, email, conversation and booked meeting in the Madison program, around the clock.
Guaranteed. We agree the activity or qualified-appointment number in writing before launch. If we miss it, we keep working at no additional cost until we hit it.
Exclusive. We run one program per trade per market, so we will not run roofing appointment setting for a direct competitor in Madison.
Flat monthly pricing. Foundation is $5,000 a month (best for $2M to $10M revenue), Growth $8,500 (best for $10M to $50M), Enterprise custom. See what each plan includes.
Dane County holds 86% of the larger roofing-buying sites across the 4-county metro. The other 3 counties split the remaining 14%, which is where Tier 1 accounts justify the drive and smaller sites do not.

Madison Metropolitan School District 2024 Facilities Referendum
Phase 1 under construction since March 2026; new buildings due 2027
Rebuilds or renovations of 10 of the district's oldest schools across seven Madison sites, starting with new buildings for Black Hawk/Gompers on the far North Side and Sherman/Shabazz on the North Side.
The new North Side buildings are under construction through 2027, then the old schools come down and the lawns are rebuilt on their footprint, with a second phase of referendum projects to follow. Building envelope, roofing, flooring, painting and site and grounds work all run through the program.
Under construction; first phase expected to finish in 2028
Galway Companies' mixed-use village on about 12.5 acres along West Broadway in Monona, with close to 700 apartments, about 25,000 square feet of ground-floor commercial space and a 1.5-acre city park; the first phase replaces the Broadway Building at 1709 W. Broadway.
Phase one is two six-story buildings with about 357 apartments, covered parking and surface lots for retail, so shell, roofing, interior finish and lot paving work runs into 2028, with a second two-building phase planned next door.
Proposed; Verona plan commission review October 2026
A proposed Sub-Zero distribution warehouse on about 80 acres of farmland south of Whalen Road, expanding the business park on Verona's southeast side.
If approved, a building this size means steel and tilt-up shell work, a very large low-slope roof, warehouse sprinklers, electrical service for a 24-hour operation and truck courts and lots sized for about 70 truck trips a day.
Construction starting September 2026; opening early 2028
A 97,200-square-foot YMCA on McKee Road in Fitchburg with two pools, two gymnasiums, a childcare center for up to 100 children and a 10,000-square-foot Access Community Health Centers clinic, replacing Madison's West YMCA.
The build runs through 2027 with a new roof, interior painting across gyms, pools and childcare rooms, pool HVAC and a large parking lot behind the building; once open in 2028 a facility with pools, childcare and a clinic needs daily custodial service.
Renovation of the five-story, 98,000-square-foot Science Hall at Park and Langdon streets on the UW-Madison campus, a building on the National Register of Historic Places, into a hub for geography, environmental studies and geospatial science.
Work starting in 2027 covers a roof replacement, masonry and terracotta repair, window upgrades, HVAC and mechanical system upgrades, and interior rebuilds that remove non-historic partitions for new labs and gathering space.
Health systems, campuses, large employers and industrial parks hold the biggest concentrations of buildings in the metro. Each fact links to its source, checked 2026-10.

Storm history
What the weather does to Madison roofs
