Buildings per contractor: New York and nearby markets
1,679 nonresidential plumbing and HVAC contractors are based in the New York-Newark metro. That is 43 fewer than a year ago. When a contractor closes or sells, its customers go looking for a new one. The trade is at about the national concentration. 8.3 larger HVAC-buying buildings per contractor puts New York 69 of 100 markets, and 6 of 6 in New York. That is toward the crowded end, so growth here comes mostly from displacing incumbents at renewal. If you can serve Philadelphia and Allentown, they have more larger buildings per contractor than New York.

How Abstrakt runs it
What your New York appointment-setting program looks like
Your outsourced sales development team works the numbers above under your name. Here is the plan for New York commercial mechanical contractors.
01
Build the New York list
Abstrakt's records already hold 21,414 eligible HVAC targets in the New York-Newark metro. Your ideal customer profile becomes a target list drawn from those records and the 13,933 larger HVAC-buying buildings in the metro, starting in New York County and Kings County. That is about 14.3 times the 1,500-account list a Foundation program starts with, so the list is ranked Tier 1 first and worked in waves.
02
Reach the person who signs
For HVAC, that starts with the practice administrator or office manager at medical and dental office buildings, then two or three contacts at each of the 4,038 Tier 1 sites. Calls, email and LinkedIn run together; Growth adds direct mail and intent data.
03
Call every month, with the right message
Your SDR calls all year. Apr–Jun, Sep–Nov is the push for bid meetings ahead of peak service (Dec–Mar, Jul–Aug); the other months lead with service problems, renewals and budgets, so the pipeline never stops filling.
04
Book only qualified meetings
Every meeting passes Right Company, Right Contact and Right Timing, and arrives with the equipment notes, the incumbent and the renewal month.
05
See every dial
The Results Portal shows every call, email, conversation and booked meeting in the New York program, around the clock.
Guaranteed. We agree the activity or qualified-appointment number in writing before launch. If we miss it, we keep working at no additional cost until we hit it.
Exclusive. We run one program per trade per market, so we will not run HVAC appointment setting for a direct competitor in New York.
Flat monthly pricing. Foundation is $5,000 a month (best for $2M to $10M revenue), Growth $8,500 (best for $10M to $50M), Enterprise custom. See what each plan includes.
New York County, Kings County, Suffolk County, Nassau County, Bergen County, Queens County, Middlesex County, Westchester County, Essex County, Bronx County and Ocean County hold 77% of the larger HVAC-buying sites across the 22-county metro. The other 11 counties split the remaining 23%, which is where Tier 1 accounts justify the drive and smaller sites do not.

New Terminal One at JFK International Airport
Under construction; first phase opening 2026, full completion 2030
A new international terminal at John F. Kennedy International Airport in Queens, part of the Port Authority's $19 billion JFK redevelopment.
The first phase opens in 2026 and later phases run to 2030, so fit-out work continues for years. The operator has already contracted out maintenance of HVAC, plumbing, electrical, and fire life safety systems, a sign of the steady service work a terminal this size creates.
A new hospital with more than 500 private inpatient rooms and 70 emergency department bays, plus research and medical school space, on a 45-acre site at the Huntington Quadrangle in Melville, Suffolk County.
NYU Langone bought the site in May 2026 and expects up to 8,000 union construction jobs over a multiyear build once approvals clear. Contractors on Long Island should plan for hospital mechanical, electrical, and fire protection scopes, plus large site paving and landscaping packages for a 45-acre campus.
SUNY Downstate hospital modernization and new annex
Demolition contract approved; design underway
Renovation of SUNY Downstate's hospital in East Flatbush, Brooklyn, including private-room conversions and an emergency department expansion, plus a new annex with an ambulatory surgery center for cardiology and oncology.
The state approved the garage demolition contract in February 2026 to clear the annex site. Renovating an occupied hospital means phased HVAC, electrical, and fire protection upgrades, with flooring and painting work in each converted unit.
A life sciences, public health, and education campus for CUNY and city partners in Kips Bay, Manhattan, replacing existing buildings on the site.
Demolition runs through 2026 and new construction begins in 2027. Lab and academic space carries heavy mechanical, electrical, and fire protection requirements, which makes this a long pipeline for those trades in Manhattan.
Health systems, campuses, large employers and industrial parks hold the biggest concentrations of buildings in the metro. Each fact links to its source, checked 2026-10.

What to say to New York facility teams, month by month
Average highs reach 85°F in July and lows drop to 23°F in January, for about 893 cooling and 5,155 heating degree days a year. Heating is the dominant load. Fall is the bigger buying window, and summer cooling still produces its own replacement calls.

Licensing that affects who you can book
New York State does not run a general contractor licensing program, and contractors must follow local licensing laws. New York City's Department of Buildings registers general contractors and licenses trades such as master electricians and fire suppression piping contractors.
