Commercial HVAC appointment setting in Miami: who to call, and when
A prospecting guide for commercial mechanical contractors in the Miami-Fort Lauderdale-West Palm Beach, FL metro: which buildings to target, where they are, when to call, and how Abstrakt books the meetings.
How HVAC companies win commercial customers in Miami
The Miami-Fort Lauderdale metro has 4,643 larger buildings in HVAC-buying categories, led by medical and dental office buildings (1,695), and 491 nonresidential plumbing and HVAC contractors working them. It over-indexes on commercial property management firms, which should anchor a target list. Call all year and push hardest for meetings in Feb–Apr, ahead of peak service. Start in Miami-Dade County, Broward County and Palm Beach County, where 100% of them sit.

The 10 industries a Miami HVAC program prospects into
Miami HVAC4,643target locations across 10 industries
These are the 10 industries Abstrakt's SDRs call for HVAC work, with how many of each are in the Miami-Fort Lauderdale metro and who to ask for. Compared with the U.S. as a whole, Miami-Fort Lauderdale leans toward commercial property management firms (1.93x), private K-12 schools (1.57x) and medical and dental office buildings (1.32x). Build the list around those categories. Colleges and universities and senior living and skilled nursing are thinner than the national mix, so treat them as selective targets.

Buildings per contractor: Miami and nearby markets
491 nonresidential plumbing and HVAC contractors are based in the Miami-Fort Lauderdale metro. 9 more opened over the past year, so buyers are fielding new names. The trade is 27% less concentrated than the U.S. as a whole, so a consistent outbound program reaches facility teams that are not tired of contractor calls. 9.5 larger HVAC-buying buildings per contractor puts Miami 53 of 100 markets, and 4 of 8 in Florida. That sits mid-pack: real room to grow, but the best accounts are contested. If you can serve West Palm Beach and North Port, they have more larger buildings per contractor than Miami.
Tier 1 covers medical and dental office buildings, manufacturing plants and hotels with 50 or more people on site.
How Abstrakt runs it
What your Miami appointment-setting program looks like
Your outsourced sales development team works the numbers above under your name. Here is the plan for Miami commercial mechanical contractors.
01
Build the Miami list
Abstrakt's records already hold 5,968 eligible HVAC targets in the Miami-Fort Lauderdale metro. Your ideal customer profile becomes a target list drawn from those records and the 4,643 larger HVAC-buying buildings in the metro, starting in Miami-Dade County and Broward County. That is about 4 times the 1,500-account list a Foundation program starts with, so the list is ranked Tier 1 first and worked in waves.
02
Reach the person who signs
For HVAC, that starts with the practice administrator or office manager at medical and dental office buildings, then two or three contacts at each of the 978 Tier 1 sites. Calls, email and LinkedIn run together; Growth adds direct mail and intent data.
03
Call every month, with the right message
Your SDR calls all year. Feb–Apr is the push for bid meetings ahead of peak service (May–Oct); the other months lead with service problems, renewals and budgets, so the pipeline never stops filling.
04
Book only qualified meetings
Every meeting passes Right Company, Right Contact and Right Timing, and arrives with the equipment notes, the incumbent and the renewal month.
05
See every dial
The Results Portal shows every call, email, conversation and booked meeting in the Miami program, around the clock.
Guaranteed. We agree the activity or qualified-appointment number in writing before launch. If we miss it, we keep working at no additional cost until we hit it.
Exclusive. We run one program per trade per market, so we will not run HVAC appointment setting for a direct competitor in Miami.
Flat monthly pricing. Foundation is $5,000 a month (best for $2M to $10M revenue), Growth $8,500 (best for $10M to $50M), Enterprise custom. See what each plan includes.

MIA South Terminal Expansion East (new Concourse K)
Under construction (design-build); completion April 2029
A three-level expansion of Miami International Airport's South Terminal east of Concourse J, adding six domestic gates, more post-security concessions, a ground support equipment maintenance facility, and new baggage make-up areas in Miami-Dade County.
Notice to proceed was issued in August 2025 and work runs to April 2029. Terminal work includes HVAC, electrical, fire protection, and apron paving, and new concession space brings flooring and painting fit-outs.
A seven-story hospital with 100 inpatient beds, a 30-bed emergency department, and a 25,000-square-foot medical office building at 12401 W. Oakland Park Blvd. in Sunrise, Broward County.
Ground broke in January 2026 for a 2029 opening. Expect hospital mechanical, electrical, and fire protection scopes through 2028, then flooring and finish work, with landscaping tied to a 15-acre conservation easement on site.
A 17-story residence hall with 1,174 beds on Florida International University's main campus in western Miami-Dade County, one of five FIU buildings under construction.
Sunblazer Hall is due in fall 2028, and FIU has six more projects in design behind it. Residence halls need HVAC and electrical work during construction and steady flooring, painting, and cleaning work once students move in.
