Commercial roofing appointment setting in Omaha: who to call, and when
A prospecting guide for commercial roofing contractors in the Omaha, NE-IA metro: which buildings to target, where they are, when to call, and how Abstrakt books the meetings.
How roofing companies win commercial customers in Omaha
The Omaha metro has 1,257 larger buildings in roofing-buying categories, led by retail stores (555), and 39 nonresidential roofing contractors working them. It over-indexes on apartment property management firms, which should anchor a target list. Call all year and push hardest for meetings in Feb–Apr, ahead of the work season. Start in Douglas County and Sarpy County, where 87% of them sit.

The 10 industries a Omaha roofing program prospects into
Omaha roofing1,257target locations across 10 industries
These are the 10 industries Abstrakt's SDRs call for roofing work, with how many of each are in the Omaha metro and who to ask for. Compared with the U.S. as a whole, Omaha leans toward apartment property management firms (1.73x), auto dealerships (1.34x) and commercial property management firms (1.34x). Build the list around those categories. Churches and religious organizations and private K-12 schools are thinner than the national mix, so treat them as selective targets.

Buildings per contractor: Omaha and nearby markets
39 nonresidential roofing contractors are based in the Omaha metro. The trade is 2.5 times the national concentration. Facility and property teams here already hear from commercial roofing contractors, and a specific reason to talk beats a generic pitch. 32.2 larger roofing-buying buildings per contractor puts Omaha 88 of 90 markets. That is toward the crowded end, so growth here comes mostly from displacing incumbents at renewal. If you can serve Des Moines and Kansas City, they have more larger buildings per contractor than Omaha.

How Abstrakt runs it
What your Omaha appointment-setting program looks like
Your outsourced sales development team works the numbers above under your name. Here is the plan for Omaha commercial roofing contractors.
01
Build the Omaha list
Abstrakt's records already hold 2,452 eligible roofing targets in the Omaha metro. Your ideal customer profile becomes a target list drawn from those records and the 1,257 larger roofing-buying buildings in the metro, starting in Douglas County and Sarpy County. That is about 1.6 times the 1,500-account list a Foundation program starts with, so the list is ranked Tier 1 first and worked in waves.
02
Reach the person who signs
For roofing, that starts with the store or regional facilities manager at retail stores, then two or three contacts at each of the 357 Tier 1 sites. Calls, email and LinkedIn run together; Growth adds direct mail and intent data.
03
Call every month, with the right message
Your SDR calls all year. Feb–Apr is the push for bid meetings ahead of the work season (May–Oct); the other months lead with service problems, renewals and budgets, so the pipeline never stops filling.
04
Book only qualified meetings
Every meeting passes Right Company, Right Contact and Right Timing, and arrives with the roof type and age, the leak history and the budget cycle.
05
See every dial
The Results Portal shows every call, email, conversation and booked meeting in the Omaha program, around the clock.
Guaranteed. We agree the activity or qualified-appointment number in writing before launch. If we miss it, we keep working at no additional cost until we hit it.
Exclusive. We run one program per trade per market, so we will not run roofing appointment setting for a direct competitor in Omaha.
Flat monthly pricing. Foundation is $5,000 a month (best for $2M to $10M revenue), Growth $8,500 (best for $10M to $50M), Enterprise custom. See what each plan includes.
Douglas County and Sarpy County hold 87% of the larger roofing-buying sites across the 8-county metro. The other 6 counties split the remaining 13%, which is where Tier 1 accounts justify the drive and smaller sites do not.
County notes
Douglas County: 341 larger retail stores and 151 larger manufacturing plants
Cass County: 7 larger retail stores and 3 larger churches and religious organizations

What's being built
Omaha projects that create roofing work
Named, sourced projects in the metro, current as of 2026-09. Each one is a reason to call before the work is awarded.
Millwork Commons hotel (Disbrow building conversion)
Under construction; opening by end of 2027
PGSA is converting the 1886 M.A. Disbrow Company building at 12th and Nicholas streets in Omaha's Millwork Commons into a 144-room hotel with a restaurant, atrium and an added floor with a rooftop bar.
Adding a floor and a rooftop bar to a historic structure means new roofing and sprinkler work in an old building, then hotel flooring and finishes and ongoing housekeeping and janitorial demand after the 2027 opening.
An eight-story, 210-room Drury Plaza Hotel with a 160-stall underground parking garage and a public restaurant and bar in downtown Omaha.
A new eight-story hotel brings structure, roofing, sprinkler and corridor and guest-room flooring packages, and Drury says it plans to own the property long term, which means steady cleaning and renovation work after opening.
PENN Entertainment is building a land-based casino on one level to replace the Ameristar Council Bluffs riverboat in Council Bluffs, Pottawattamie County, tied to the existing 160-room hotel.
A single-level casino floor means a large new roof, sprinkler and gaming-floor electrical work over the build, then round-the-clock cleaning contracts for a 24-hour casino and its restaurants.
A 50,000-square-foot athlete facility with strength and conditioning, nutrition, sports medicine and academic space at Creighton University, the first project in its $300 million Fly Together athletics corridor plan near downtown Omaha.
The building needs roofing, rubber and sport flooring in the 10,000-square-foot strength area and heavy HVAC for training space, and the 12-block corridor is set to get 11 new or upgraded facilities in total.
Health systems, campuses, large employers and industrial parks hold the biggest concentrations of buildings in the metro. Each fact links to its source, checked 2026-10.

Storm history
What the weather does to Omaha roofs
NOAA logged 405 hail reports of 1 inch or larger and 471 damaging thunderstorm wind reports (58 mph or more) across the Omaha metro's counties from 2015 to 2024. That ranks 10 of 100 markets for hail and 38 for wind. Storm-driven inspections are a real door-opener here: a call after a reported event has a reason attached.

Average lows sit at or above 40°F for 6 months a year (May–Oct); January bottoms out at 14°F. That is the work season. Budgets, bids and contracts for it get decided in Feb–Apr, the push months for bid meetings; in-season calls build next year's list while the work is visible.
